How Condo Owners Should Approach Exterior Upgrades for Their Home

Owning a condo is very different from owning a home. When you own a home, you have the final say when it comes to the maintenance and appearance of your home. However, the condo world is completely different. Even though you own your condo or townhome, you still must follow the rules and protocols that are laid out by your condo board of directors and management.

One common issue that arises regularly is dealing with the exterior appearance of your condo and where responsibility lies.

For example, let’s say you own a condo townhome and the exterior paint is beginning to flake and look dated. One of the first things that you would do is file a work order and bring it to the attention of the property manager. Some time goes by and nothing happens. What do you do next? Do it yourself? Hire a contractor?

Before you make any rash moves, take the following into consideration:

  • Look at your condo documents and determine where responsibility lies. If your condo management is responsible for the maintenance of the exterior of the building, then they have an obligation to do the work.
  • Before doing anything, make sure that you follow up and ask management about their plan to address your claim. Make sure that you follow the proper protocol.
  • Never take action on your own accord. Don’t hire someone to paint the exterior of your condo. If you do this, you will likely be on the hook for the payment and your condo management will probably not reimburse you.
  • If your attempts to get answers continue to get pushed aside and are not answered within an appropriate timeframe, then you should consider talking to a lawyer about this situation.
  • Don’t let yourself become a victim of poor management. If they do not fix things in a timely manner, especially when it comes to the exterior of your home, it can impact the resale value of your home.

Dealing with your condo board/management can be tricky at times. However, always make sure that when you have issues with things like the exterior of your home and other things that fall under the maintenance responsibilities of the condo corporation that you take the proper actions to ensure the issue gets resolved.
