The Articling Phase of the Ontario Real Estate License
The articling phase consists of a series of courses which cover the specialized areas of real estate.
During the two-year articling period, additional courses must be completed. At the end of this period, you must have completed three courses in order to be eligible to renew your license.
All new salespersons must incorporate the three mandatory courses into the first two years to acquire permanent registration.

1. Real Property Law (mandatory) - Explains the many complex common and statutory laws and issues which affect real estate transactions.
2. Remaining Phase 3 course (mandatory)
3. Principles of Appraisal - Designed to develop registrants ability to evaluate property for listing, marketing, financing and selling properties.
4. Principles of Mortgage Financing - Explores legal, mathematical and procedural aspects of mortgage financing.
5. Principles of Property Management - Provides information needed to operate and manage a property on behalf of an owner.
6. Real Estate Investment Analysis - Designed for experienced representatives looking to better their knowledge and skill in the analysis of ICI property.

Continuing Education to Maintain your Ontario Real Estate License
OREA has developed a wide variety of continuing education courses offered by individual real estate boards.

Mandatory Continuing Education (MCE)
Requires that every representative receive 24 hours of approved education every two years. These courses must be taken by representatives.

The Initial License to Sell Real Estate in Ontario
To be licensed as a real estate representative you must successfully complete all three phases of the
Real Estate as a Professional Career program within 18 months from the start date of Phase 1 (see "
Real Estate as a Professional Career").
Phase 1
- Must be completed within 18 months from the start date
- Available by correspondence or online via the internet over a period of 30-days or less
- Offers a general overview of the benefits and limitations associated with a career in real estate
- Provides an outline of the requirements for registration as a representative and the mathematical skills needed to handle typical transactions
- Looks at a number of specialty fields and career opportunities
Phase 2
- Available by correspondence or online over a 60-day period, or through 60 hours of classroom instruction
- Provides a general overview and introduction to the technical aspects of the real estate profession
- Examines a number of statutory laws, rules and regulations that impact real estate transactions
Phase 3 of the course involves the choice between Residential and Industrial Commercial Investment (ICI) courses:
Phase 3 - Residential
- Available through 80 hours of class time or a combination of 40 hours of class time and online or correspondence study
- Offers knowledge about the practical aspects of real estate transactions and first-hand experience through different exercises covering a range of topics
- Workshop activities cover a range of subjects including:
- - acquiring listings
- - marketing properties
- - qualifying buyers
- - preparing and presenting offers
Phase 3 - ICI
- Available through either 80 hours of class time or 40 hours of class combined with online or correspondence study
- Series of courses designed for ICI practitioners
- Provides examples and exercises covering a wide range of sub-specialty topics:
- - Office
- - Retail
- - Industrial
- - Multi-residential
- - Vacant land
